How we calculate this
The only source is our own live listings. Sold properties are excluded, because their asking price no longer says anything about today.
We use the median, not the average. One multi million euro villa in a village with four listings would pull the average above anything you could actually buy there.
One agency portfolio is not the whole market. These numbers are useful as an order of magnitude and as a comparison between villages, but they are not a valuation of any individual property.
