Trstenik
a harbour below the Dingač vineyards
About the village
Trstenik is a small harbour village on the south coast of Pelješac, just east of the Dingač vineyards. It looks towards the island of Mljet, and above it rise steep slopes of plavac mali vines and pine forest. The village has two parts, Donje Selo and Gornje Selo, with rows of stone houses on the slope above the harbour.
What sells here
Mostly old stone houses in the villages above the harbour, some renovated, some for renovation, and the occasional newer house closer to the shore. Supply is small, because houses rarely sell outside the family.
Access and everyday life
Trstenik is reached by road through Potomje. For larger shopping, a doctor and school you go to Orebić, so a car is needed. From the village you walk down to the harbour and the coves along the shore.
Season and winter
In summer the village fills with guests; in winter it is very quiet, with only a few permanent residents. For some people that is the whole point, but it should be a decision, not a discovery.
What to check here specifically
- For terraced houses: party walls with the neighbours and exactly what is registered in the cadastre and land registry.
- Legalisation: parts added after 1968 need a decision on the as-built state or a building permit.
- Parking: in the old parts of the village, spaces right by the house are rare.
