Viganj

Viganj is the last sizeable village before Lovište, on the northern coast facing the town of Korčula. Of all the places on Pelješac it is the best known outside Croatia, and for one reason: the wind.

The wind, and why it changes everything

The Pelješac channel between Viganj and Korčula acts as a funnel. The maestral that blows in off the sea in the afternoon accelerates here and becomes reliable almost daily through the summer. That has made Viganj one of the better-known European destinations for windsurfing and kiting.

For a buyer that has practical consequences. The season starts earlier and runs longer than elsewhere on the peninsula, because surfers arrive in May and stay into September. The guests are different: they stay longer than the average tourist and come back year after year. And demand for accommodation is shaped by it, so somewhere to store equipment, an outdoor shower and proximity to the waterfront count for more than a designer kitchen.

The other side of the same coin: afternoons here are windy. If you picture still evenings on a terrace without a breath of air, the sheltered stretch at Kućište suits you better.

What comes up for sale here

• Stone houses in the old part. Small, close to the water, often divided among heirs. Their value is the position and the scarcity.
• Newer houses and apartments. Built largely for letting, because demand is steady. Quality varies a great deal.
• Land. Rare and expensive for its size, because there is little flat ground near the sea.

Access and everyday life

A shop, a few konobas and the campsites operate in season. There is no school and no doctor; all of that is in Orebić, about twenty minutes away. The car ferry to Korčula leaves from Orebić, though Korčula is visible across the channel from Viganj and there is a boat link in summer.

The season and winter

The season is longer than elsewhere on Pelješac precisely because of the wind, realistically May to September. In winter Viganj is quiet and much of what is open closes, though it does not empty out entirely the way Lovište does.

What to watch for specifically here

• Wind exposure: check how the property is oriented and how sheltered it is.
• On old houses, completed probate and all the co-owners.
• On properties built for letting, whether categorisation was obtained and everything is lawful.
• Access and parking, because in season both are at a premium.

Getting here

From the Pelješac Bridge it is about an hour and a half to Viganj, through Ston, Orebić and Kućište. From Orebić it is some twenty minutes along the narrow coastal road.

The town of Korčula sits in plain sight across the channel, but by car you reach it via the ferry from Orebić. In summer there is also a boat link directly from Viganj, which changes a great deal for guests without a car.

Who the village suits, and who it does not

Viganj suits someone who comes for the wind, or who at least is not bothered by it. It also suits a buyer counting on letting, because the season is longer and the guests return.

It does not suit someone looking for still, windless afternoons on a terrace, nor someone who wants a village that lives in winter. For the first, the stretch at Kućište is better; for the second, Orebić.
