Lovište

Lovište is the end of the road. Beyond it on western Pelješac there is nothing but sea, and that is precisely why people come here and why some people could not live here.

The coves

The village sits in a deep, sheltered bay, with a string of smaller coves around it reached on foot or by boat. The sea here is calm and clear, and there is no passing traffic because nobody goes through Lovište on the way anywhere else. That is rare on the Croatian coast and it is the village’s main argument.

What Lovište does not have

No school, no doctor, no pharmacy, no bank. The shop is open, the konobas open in season. Orebić is half an hour along a narrow road, and anything else is further. In winter the place is close to empty, and that is not a figure of speech but a state you should see before you buy.

What comes up for sale here

Mostly older houses in the village and some newer ones on the edge, with occasional land. Prices are lower than in Orebić or Kućište, but the market is also shallower: property takes longer to sell here, which is worth knowing both when buying and when selling later.

The season and winter

Realistically July and August, with a quiet June and September. The rest of the year is very still. For some buyers that is the entire point, but it should be a decision made in November rather than in August.

What to watch for specifically here

• See what the village is like out of season before you decide.

• On older houses, probate and co-ownership.
• Access and the possibility of connections, because it is not equally resolved everywhere.
• Allow for a longer selling time if you ever come to sell.

Getting here

From the Pelješac Bridge it is about an hour and forty minutes to Lovište, the longest of any village on the peninsula. From Orebić it is half an hour along a narrow road that climbs and drops.

The road ends at Lovište. That means no traffic passes through, but it also means every arrival is deliberate and a forgotten item on the shopping list waits until tomorrow.

Who the village suits, and who it does not

Lovište suits someone after quiet and coves who can say so without hedging. It also suits a boat owner, because the bay is sheltered and the water calm.

It does not suit someone who needs amenities, company or a quick connection to anything. And it does not suit a buyer who might want to sell quickly, because the market here is the shallowest on the peninsula.
