Property description

A two-storey stone house in Donje Selo, the older part of Trstenik, in a row of traditional houses on the slope above the harbour. The sea is about 300 metres away in a straight line, and from the upper loggia the view runs across vineyards to the hillsides above the village.

The core of the house predates 1968; the upper floor and a small extension were added later and legalised in 2015. Inside, the house is renovated and furnished: parquet in the bedrooms, a kitchen with a breakfast bar, air conditioning and bathrooms with walk-in showers. It can be lived in without any works.

Layout

  • Ground floor: living room 14.69 m², dining room 17.57 m², kitchen 13.33 m², hall with staircase and a separate WC, plus a loggia of 8.47 m².
  • Upper floor: two bedrooms of 16.38 m² and 16.97 m², two bathrooms, a hall, a loggia of 10.82 m² and a balcony of 5.07 m².

The net usable floor area of the interior is 116.10 m², excluding loggias and balcony. The gross building area in the as-built survey is 162.61 m². We publish the smaller figure because it is the only one that makes the price per square metre comparable with other listings.

Outside

In front of the entrance is a paved terrace under a vine, with an outdoor kitchen and sink. The ground-floor loggia, against a stone wall, works as a summer dining room. The house adjoins neighbouring buildings on two sides, which is how the old villages of Pelješac were built.

Trstenik

Trstenik is a small harbour village on the south coast of Pelješac, below the Dingač vineyards, looking towards Mljet. Winter is quiet here and summer fills the place up. For larger shopping, a doctor and school you go to Orebić, so a car is needed for everyday life.

Trstenik

About the location

Trstenik is a small harbour village on the south coast of Pelješac, just east of the Dingač vineyards. It looks towards the island of Mljet, and above it rise steep slopes of plavac mali vines and pine forest. The village has two parts, Donje Selo and Gornje Selo, with rows of stone houses on the slope above the harbour.

What sells here

Mostly old stone houses in the villages above the harbour, some renovated, some for renovation, and the occasional newer house closer to the shore. Supply is small, because houses rarely sell outside the family.

Access and everyday life

Trstenik is reached by road through Potomje. For larger shopping, a doctor and school you go to Orebić, so a car is needed. From the village you walk down to the harbour and the coves along the shore.

Season and winter

In summer the village fills with guests; in winter it is very quiet, with only a few permanent residents. For some people that is the whole point, but it should be a decision, not a discovery.

What to check here specifically

  • For terraced houses: party walls with the neighbours and exactly what is registered in the cadastre and land registry.
  • Legalisation: parts added after 1968 need a decision on the as-built state or a building permit.
  • Parking: in the old parts of the village, spaces right by the house are rare.
