Property description

A villa from the Panorama Postup development, on the hillside above Postup, one of the best known wine areas on Pelješac. The house sits at around a hundred metres above sea level, with a panorama taking in the sea, the vineyards, the island of Korčula and the peninsula itself. The sea is about 400 metres away, and Orebić, with its ferry to Korčula and year-round amenities, is a short drive.

The house is arranged over three levels: basement, ground floor and first floor, with an overall height of 9.06 metres. Usable area is 236.60 m², while the gross area per the design is 279.53 m². We publish the usable figure because outdoor areas count towards it at a coefficient, which makes it the number that allows an honest comparison of price per square metre.

The layout comprises three bedrooms and three bathrooms, a kitchen with dining area, and a living room opening onto a covered terrace. Because of the hillside position, that terrace catches both sunrise and sunset. The basement holds the garage and the pool plant room.

Postup

About the location

Postup is not a village but a vineyard position and a cove on the southern side of the peninsula, a few kilometres west of Orebić. It gives its name to one of the most respected Croatian wine areas: steep south-facing slopes planted with plavac mali, dropping almost vertically to the sea.

Why people build here

For a buyer Postup means two things that are hard to get together elsewhere on the peninsula. The first is the view: the ground is steep enough that the sea stays open even from the higher levels, with no neighbour in the way. The second is the sun, because a southern aspect holds the light into the late afternoon, where the north coast falls into shade early.

The slope is also why building here happens in levels, with a basement dug into the ground, and why almost every house has retaining walls. That raises the cost of building, but it produces a layout where every floor has its own way out to open air.

What comes up for sale here

Almost exclusively new build: villas with a pool, designed around the view, on plots of a few hundred square metres. There are no old stone houses because this was never a settlement, only land that was worked. Building land appears rarely and mostly within existing schemes.

The wine

Postup is a protected wine position, with neighbouring Dingač one of the two best known on Pelješac. The vineyards are worked by hand because the gradient is too steep for machinery, and part of the harvest is carried out along footpaths. That is why the landscape looks the way it does, and why it cannot be built up densely.

Access and everyday life

There is no shop, school or doctor. All of that is in Orebić, a few minutes by car. The sea is reached down the slope, in a small cove below the vineyards, so even swimming needs a car or a willingness to walk uphill on the way back.

The season and winter

The season follows Orebić: July and August dependable, June and September good. In winter it is very quiet here, quieter than Orebić itself, because there are not enough permanent residents to keep the place going. For some that is the whole reason to come, but it should be a decision rather than a discovery.

What to watch for specifically here

  • The gradient, and what it means for access, retaining walls and the cost of building.
  • Drainage: as a rule a private system, a holding tank, because there is no mains sewer.
  • On schemes under construction, whether building has started and exactly what the turnkey price includes.

The occupancy permit and energy certificate follow completion. Drainage is to a private system, as permitted by the spatial plan.
