Kućište

Kućište is a small place between Orebić and Viganj on the north coast of the peninsula. The sea here is calm, the view runs across the channel to Korčula, and Orebić with its shops, school and ferry is a few kilometres away. Winter is quiet, which for some buyers is the whole point and for others is something to know in advance.

About the location

Kućište runs along the shore between Orebić and Viganj, on the northern coast of the peninsula. There is no square and no high street in any real sense: the place is a single line of stone houses along the water, with vineyards and olive groves on the slope behind.

The sea and the view

The shore here faces the channel and Korčula rather than the open sea. That means calm water, a shorter fetch, and a view that is not an empty horizon but an inhabited far shore with lights in the evening. The beaches are shingle and narrow, and you enter the water from the shore or from the concrete aprons in front of the houses.

The northern aspect has one practical consequence: the afternoon sun leaves earlier than on the southern side of the peninsula. In summer that is an advantage; in March rather less so.

What comes up for sale here

  • Stone houses in the row along the shore. Old, often small, sometimes divided among heirs. Their value is above all the position, because they are literally on the water.
  • New build on the slope. Villas and flats in small buildings, with a pool and a view, built over the last decade or so. This is the bulk of what is currently available.
  • Land. Rare and mostly small. The building zone is narrow because the slope rises quickly, so plots are measured in hundreds of square metres rather than thousands.

Access and everyday life

Orebić is a few kilometres away, and that is where the shops, school, doctor and the ferry to Korčula are. Kućište itself has none of them, so a car is essential for everything except swimming.

The local Kućište to Viganj road runs along the shore, with the county road ŽC-6215 above it. Approaches to the houses on the water are often narrow and cross other people’s parcels, so the right of way is something to check in the land registry rather than on the ground.

The season and winter

In summer Kućište is quiet in the way most buyers are looking for: no nightlife, plenty of swimming and a few konobas. The season is shorter than in Orebić, realistically July and August with a good June and September. In winter the place is close to empty, and that is worth taking seriously if you plan to be here out of season.

What to watch for specifically here

  • Access: whether the road is public land or a registered easement, and whether a vehicle can reach the house.
  • On old houses along the shore, whether probate has been completed and who all the co-owners are.
  • Drainage, because it is not connected to the mains everywhere.
  • On flats in small buildings, the condominium study and exactly what belongs to the unit.

Getting here

From the Pelješac Bridge it is about an hour and a quarter to Kućište, the length of the peninsula through Ston and Orebić. Dubrovnik airport is around two hours away, Split about three.

The last stretch runs along the narrow coastal road from Orebić. In summer it is busy at peak hours; in winter it is empty. If you are arriving with luggage or building materials, check whether a vehicle can reach the property itself, because approaches to the houses on the shore are often no wider than one car.

Who the village suits, and who it does not

Kućište suits a buyer who wants the sea in front of the house and accepts getting into a car for everything else. It also suits anyone after calm water for children or for a boat, because the channel is sheltered and the waves are short.

It does not suit someone who wants to step outside and find a café, a shop and some bustle. That is Orebić, half an hour away. And it does not suit anyone planning to spend most of the year here without a car, because that simply does not work.
